  • HANDLE MAINTENANCE ISSUES – CONTACT HOME WARRANTIES IF APPLICABLE  ~  HOA COMPLIANCE.  WE USE  LICENSED CONTRACTORS.
  • PROVIDE TENANT WITH EMERGENCY CONTACT NUMBER FOR AFTER HOURS EMERGENCY MAINTENANCE ISSUES
  • MONTHLY ACCOUNT STATEMENT  ~ ANNUAL 1099  ~  YEAR END STATEMENT 
  • PAY CONTRACTORS WHO PROVIDE REPAIRS / MAINTENANCE OUT OF MONTHLY RENT 
  • PROVIDE AND FILL OUT TENANT VIOLATIONS, 5-DAY, 10 DAY,  AND EVICTIONS NOTICES
  • SUPPLY ATTORNEY WITH EVICTION DOCUMENTS AND APPEAR AS WITNESS IN EVICTION COURT
  • MOVE OUT INSPECTIONS AND DISPOSITION OF DEPOSITS

  • PREPARE LEASE AND REQUIRED ADDENDUMS FOR APPROVED TENANTS
  • SET APPOINTMENT FOR  TENANT SIGNING OF LEASE,  THEN FORWARD LEASE FOR YOUR/OWNER SIGNATURES 
  • YOU/OWNER NOW WILL PERFORM WALK THROUGH WITH NEW TENANTS WHERE YOU PROVIDE KEYS AND  A MOVE IN/OUT INSPECTION FORM.  WE DO NOT MANAGE THE PROPERTY WITH THIS SERVICE.




$100 startup fee
50% of First Month's full rent if we secure a suitable tenant - straight 10% if a tenant is already in place when picking up property.
10% of rent each month's rent each month thereafter.

$100 START UP FEE      ~      50% OF FIRST MONTH’S RENT Paid from first month's rent when suitable tenants are placed.
